Is Spanish tile always made from clay?
No. Spanish describes the appearance or profile. Concrete products can also provide a Spanish or S-tile look. Material and profile should be listed separately in your proposal.
Can I change from a barrel profile to flat tile?
We can evaluate that change. The proposed tile, roof geometry, structure, installation requirements and any HOA restrictions need to be reviewed before a new profile is selected.
Can underlayment need replacement even if the tiles look good?
Yes. The condition of the visible tiles does not establish the condition of the underlayment or flashing. An evaluation helps determine which parts of the roof require attention and whether a full replacement is appropriate.
Will the existing tiles be reused?
That should be established in the written scope. Do not assume a replacement proposal includes reuse. Tile condition, availability, removal damage and system requirements affect whether reuse is practical.
Is concrete tile or clay tile better for my home?
The answer depends on the specific products, desired appearance, roof structure, budget and installation requirements. We compare those factors with you rather than recommending a material based only on its name.
How long does a tile roof replacement take?
The schedule depends on the roof size and complexity, material availability, approvals, inspections, weather and conditions found during removal. We discuss an estimated schedule for your project during planning.
What warranty is included?
Manufacturer and installation coverage should be reviewed separately. The applicable products, terms, exclusions and any installation warranty included in your proposal determine the coverage.
